  • This slash that

    Maison Kitsuné is a French-Japanese lifestyle brand that was founded in 2002 as both a record label and a fashion house. Apparently, the founders — Gildas Loaëc and Masaya Kuroki — started out by DJ’ing in order to promote their brand and clothes.

    In 2005, they released a full ready-to-wear collection and, according to Wikipedia, fashion has come to represent about 90% of the company’s revenue (2020 figure).

    In 2013, Kitsuné opened their first coffee shop in Tokyo. And since then, they have expanded around the world, opening cafes in Paris, Vancouver, Shanghai, and many other cities. As of today, I think they have 35 around the world.

    Their latest venture is something a bit new though. It’s called Desa Kitsuné, it’s located in Canggu, Bali, and it’s their first ever clothing shop/restaurant/club. It also comes with a pool and the idea is that you can do lots of different things here: shop, lounge during the day, and/or party at night.

    I always find it interesting when different ideas and approaches are combined. And that’s what Kitsuné continues to do. They also plan to do more of it. According to Monocle, the company wants to reach 100 cafes/restaurants around the world in the next 5 years.

    So keep an eye out for more foxes in your city.

  • Gardens that filter highway runoff

    Toronto’s elevated Gardiner Expressway is a topic that pops up periodically on this blog. We have talked about taking down a portion, realigning a portion, adding a congestion charge, lighting it like they have done in Shanghai, and of course we have talked about the good work that The Bentway team is doing.

    Their most recent project is something called Standing Grounds. It’s a collaboration with New York-based Tei Carpenter (Agency–Agency, NYC) and Toronto-based architect Reza Nik (SHEEEP, Toronto), and I think it’s really clever.

    If you look closely at the underside of the Gardiner Expressway, you’ll see that there are existing downspouts in place that take rainwater, snowmelt, and whatever else from the highway above, down to the ground. What Standing Grounds is going to do (by next month) is take this existing infrastructure and add natural filtration chambers that can remediate this excess water.

    I learned today that plants like milkweed, agastache, and yarrow are actually able to absorb road salts and heavy metals like lead, cadmium, and hydrocarbons. So instead of this dirty water flowing from the highway and into the ground, it will soon be filtered by a seemingly simple garden system that looks like this:

    This is an obviously positive thing for the city and I love that it is leveraging infrastructure that already exists. As I said: really clever.

  • Population density map of the world

    I came across this interactive world population density map over the weekend and I immediately thought to myself, “this is going on the blog.” It uses data from the Global Human Settlement Layer (GHSL) produced by the European Commission and by CIESIN (super long name) at Columbia University. And it’s a fascinating way to explore how our world is urbanizing.

    What you will want to do is make sure that you head over to China and check out regions like the Yangtze River Delta (shown above). If you hover over a location, it will also bring up a graph and table showing you how that place has evolved from 1975 to 2015. Note: Shanghai’s peak population density in 2015 was 104,400 people per square kilometer!

  • Yes, the most surveilled cities in the world are in China

    Toronto has a lot more CCTV cameras than I would have thought.

    According to this (2022?) data from Comparitech, there is estimated to be about 19,236 cameras installed around the Greater Toronto Area. With a population of around 6.31 million people, this translates into a per capita rate of 3.05 (CCTV cameras per 1,000 people). What this means is that there is almost surely footage of me enjoying a late-night shawarma sandwich after the bar somewhere on the streets of Toronto.

    In some ways, this is a high number of cameras. Tokyo, which is usually considered to be the largest metro area in the world with nearly 40 million people, only has 1.06 cameras per 1,000 people. Dhaka is 0.71. Sao Paulo is 1.04. Osaka is 1.57. And Montreal is 1.03. Though to be totally fair here, Rio de Janeiro is up at 3.34 (and it may be the most dangerous city mentioned in this post). Paris is 4.04. New York is 6.87. Los Angeles is 8.77. And London is 13.35.

    But where things get really exciting is in authoritarian places. Moscow is estimated to have 16.85 CCTV cameras per 1,000 people. And in China as a whole, there is estimated to be roughly 540 million cameras scattered around its cities, which works out to an average of 372.8 cameras for every 1,000 people. For a city like Shanghai, this crudely equals something like 10.6 million cameras.

    It turns out that surveillance is pretty important for things other than shawarma-eating videos:

    Vyborov wasn’t arrested that day, but the police informed him that he was under surveillance through Sfera, one of Moscow’s face recognition systems, for participating in unsanctioned rallies. Considered one of the most efficient surveillance systems, Sfera led to the detention of 141 people last year. “Facial recognition, and video cameras in general in a totalitarian state, are an absolute evil,” Vyborov says.

    Here’s the other thing. Safety is usually touted as the reason to have lots of cameras. But Comparitech’s data suggests that there’s an almost non-existent correlation between lots of cameras and lower crime. I mean, just look at Tokyo. It is basically the model megacity, and its per capita camera rate is only 1.06. The real utility, it would seem, is using cameras and face recognition software to restrict personal freedoms.

  • Building better cities — one floating pool at a time

    This is one of my Christmas gifts. And it is, of course, exactly the sort of thing that gets me excited. Thank you Bianca. You clearly know me.

    I am endlessly fascinated by cities. I keep a running list of places I want to explore (everywhere from São Paulo to Shanghai). And frankly, I consider it to be an important part of my job to think about how to make our cities better.

    As I was flipping through the book this morning, I was reminded of something that I have been saying for years on this blog. Toronto could use a floating public pool like the Badeschiff (“bathing ship”) in Berlin:

    Constructed from the hull of an old cargo vessel, the Badeschiff opened in 2004. The Spree itself is too polluted to swim in (or at least that was the case back in 2004), and so this has become an important swimming outlet for the city.

    Paris is in a similar situation with the Seine, but it’s looking to clean it up in time for the Olympics.

    The real benefit of a floating pool is that you’re mostly in a big body of water, but now you can also heat it. In the winter, the Badeschiff is covered and turned into a spa/sauna. This would be particularly useful in a place like Toronto.

    It’s easy to bring people to water in the summer. Apparently Summer-Badeschiff even has a bar and regular DJ sets (presumably all techno given this is Berlin).

    The real challenge is in the winter. And if you’ve ever read an RFP involving a public space in Canada, you’ll know that this question invariably comes up: So, how do we, like, get people to come here when it’s 10 below?

    Hot water, nice views, and a little food & drink. I promise that’s all you need.

  • Toronto should light the underside of the elevated Gardiner Expressway

    Back when Toronto was debating the future of the eastern portion of the elevated Gardiner Expressway, I was an annoying and vocal supporter of tearing it down and replacing it with an at-grade boulevard. I was blogging about it ad nauseam. I participated in Jane’s Walks where I spoke about the merits of removal. And I even created a petition that went to City Council the day the decision was being made.

    But throughout all of this, I felt like I was in the minority. Most people said I was crazy (though former mayor John Sewell agreed with me). How will people and services get to downtown Toronto? This is critical infrastructure, they said. And indeed, Toronto voted not to remove it.

    Whatever you feel was the right decision at the time, that ship has sailed. We tore down a leg of the Gardiner east of the Don River, at that was positive; but the rest of it is either staying intact or being relocated. In both cases, it will be elevated.

    But I believe in looking forward, not backwards. And so with that, I think we should be doing everything we can urbanistically to make the Gardiner as nice as it can be. It is for this reason that I think The Bentway is an extraordinarily important project. And it is for this reason that I wish we would light the underside of the Gardiner so that when you’re driving on Lake Shore it makes you feel happy.

    But let me be clear before my inbox lights on fire: I am not suggesting that this is an approach to urbanism that is in any way desirable or worth emulating. I am not advocating for elevated highways running through the middle of dense downtowns and walkable city centers. All I am saying is that if we are stuck with something as dreary and as utilitarian as the Gardiner Expressway, the least we can do is make it kind of cool. And lighting can be a relatively cost effective way of doing that.

  • Largest cities in the world — revisited

    Following my recent post about the largest cities in the world (from 100 to 2015 CE), a number of you rightly pointed out that the data looked questionable. Where, for example, is Shanghai in this latest list of largest cities? So I think it’s important that I do a follow-up post.

    There are a number of nuances to consider when trying to measure urban populations. Perhaps the two most obvious are the geographic extent of each city (i.e. what urban boundary do you use) and the number of people living in informal settlements.

    The UN recently estimated that there are some 1 billion people living in slums or informal settlements. That represents nearly a quarter of the world’s urban population, which is a staggering number and a pressing global need. We desperately need more housing.

    When it comes to measuring the size of an urban agglomeration, most of the studies that I have seen tend not to focus on municipal boundaries (“city propers”) or metropolitan areas. The former is often based on arbitrary political boundaries and the latter often contains undeveloped rural land.

    So for the purposes of this post, I’m going to go with Demographia’s definition of “built-up urban area.” They define this as being a continuously built-up area with one labor market and with no rural land. In their view, the world is either urban/built-up or rural. The built-up part is the lighted area that you would see on a nighttime satellite photo.

    Given this definition, there are a number of interesting fringe cases. For example, contiguous/adjacent urban areas with more than one labor market get split up into multiple ones. This is the case in the US with the northeastern “megalopolis” that runs from Boston to Washington.

    Conversely, if adjacent urban areas share a labor market and are linked together by similar commuting flows, then they get grouped into one urban area. This might be the case even if the area(s) straddle a national border. In this particular case, the free movement of people and goods would be another prerequisite.

    With these definitions out of the way, below is another stab at sharing an accurate list of the world’s largest megacities or built-up urban areas. This is one is by Demographia and there are a number of key changes compared to the last one I shared. Shanghai now features in the top 10. But Lagos drops down to number 20, which remains a bit of a question mark for me.

  • China’s homes are currently valued at $52 trillion

    The Journal published a piece this past week talking about China’s $52 trillion residential property bubble. According to a recent study by Goldman Sachs, this is the current value of all Chinese homes (built homes and developer inventory). And to put this number into perspective, it is twice that of the U.S. residential market.

    Now, I don’t know all that much about the Chinese housing market and I have no idea where prices will go next. But it is interesting to look at some of the data, particularly in light of this current pandemic. Urban home prices in China were up 4.9% year-over-year in June, and 1.9% year-to-date. Shenzhen appears to be one of, if not the hottest market. Why is that?

    At the same time, it is believed that about 21% of urban homes in China were vacant as of 2017. I don’t know what the figure is today, but this is a high number. As of last year, urban China also had a homeownership rate of about 96%. (Here is a look at how this number compares with other countries around the world.)

    What is clear is that Chinese households are going long property, and eschewing other investments such as stocks and bonds. Above is a chart showing how China compares to the US, where bonds lead, followed by stocks. Presumably it is because property is viewed as a safer and more lucrative investment in China.

    According to a report by China Guangfa and the Southwestern University of Finance and Economics, urban Chinese have on average about 78% of their wealth tied up in residential real estate. Many own multiple homes. In the U.S., this figure is about 35%. (I don’t know what the number is for Canada, but I would be interested to know.)

    Call me old fashioned, but I think it’s important to keep in mind things like rental demand and cash flow when thinking of property.

  • A comparative analysis of global cities

    Since 2005, LSE Cities (London School of Economics) has been collecting comparative data on how global cities perform in terms of key spatial, socioeconomic, and environmental indicators.

    This is their latest data matrix:

    To be clear, it is not a ranking of cities. It is intended to help us better understand how different cities around the world are performing.

    Depending on how you’re consuming this post, the text may be difficult to read. So here’s what each column represents, moving from left to right:

    • Current population in the administrative city (millions)
    • Current population in the urban agglomeration (millions)
    • Average hourly population growth of urban agglomeration 2015 to 2030 (people per hour)
    • Administrative city area (km2)
    • Average density of built-up administrative area (people/km2)
    • GDP per capita in urban area ($, PPP)
    • Percentage of country’s GDP produced by the metro region
    • Population under 20 (%)
    • Murder rate (homicides per 100,000 inhabitants)
    • Percentage of daily trips made by public transport
    • Percentage of daily trips made by walking & cycling
    • Car ownership rate (per 1,000 inhabitants)
    • CO2 emissions (tonnes per capita)

  • Prime residential pricing in 10 global cities

    The below graphs are taken from a recent (June 2019) report by Knight Frank on “prime” residential pricing across the world. They define “prime” as generally being the top 5% of each market by value. What these graphs show are the spread between the average price of a prime property and the top price achieved in that market.

    The most expensive market is Hong Kong. The average price of a prime property in 2018 was USD 4,251 per square foot (or USD 45,760 per square meter) and the top price achieved was in 2016 at USD 28,154 per square foot (or USD 303,051 per square meter).

    Using the 2018 average, a 350 square foot studio apartment would run nearly USD 1.5 million (or almost CAD 2 million), assuming there are “prime” studios available in the market. Remember, we are talking about the top end of the market.
