  • The Aluminaire House finds a permanent home in Palm Springs

    In a few days, a new exhibit, called the Aluminaire House™ Exhibit, will open in a parking lot of the Palm Springs Art Museum. It will form a new part of their permanent collection. Now, museum goers won’t be able to go inside of the house due to accessibility limitations, but they’ll be able to look at it from the outside. And this alone is a big deal because this house is a big deal.

    Initially constructed in 1931, the house was designed by A. Lawrence Kocher (then the managing editor of Architectural Record) and Albert Frey. Albert was a Swiss-born architect who had just immigrated to New York from Europe, after having worked for the famous Le Corbusier in Paris. And so he was a practitioner of the International Style and this house was a clear representation of that.

    Erected in only 10 days, Aluminaire House is thought to be the first all-metal house ever constructed in the United States. Well, metal and glass. And at the time, the overarching objective was to build something cheap, modular, and durable. Something that many are still trying to accomplish to this day.

    Not surprisingly, the house was polarizing. Supposedly, architect Philip Johnson picketed in front of it. But this house would go on to become an icon, and it was eventually featured in MoMA’s 1932 exhibition, “The International Style — Architecture Since 1922” — an exhibition that has been largely credited with introducing European-style modernism to the US.

    Albert also ended up moving to Palm Springs later in life, and became known for pioneering something known as “desert modernism.” So it’s only fitting that this house ultimately end up here. Even if all-metal maybe isn’t the best choice of material for a hot desert. If you find yourself in Palm Springs, you should definitely go check it out, or picket in front of it.

  • FYI, new home coming soon

    This is not a post about laneway housing. Okay, it sort of is. But there’s a broader point to discuss. Recently, a local Toronto newspaper ran this article talking about how a bunch of people are upset that their neighbor is building an as-of-right garden suite. Here’s an excerpt:

    “The members of the community know that they can’t stop the building of this ‘garden suite’. However, they want to change the bylaw to ensure that future ‘garden suites’ can’t be built without community consultation and an environmental assessment,” said a news release from a number of residents in the area that was sent to Toronto media outlets including Beach Metro Community News last week.

    This raises some interesting questions.

    For one, what would be the purpose of this community consultation? Is it just a “Hey, I’m going to be building a garden suite” and then homeowners go do it exactly how they want anyway? Or, would it be an extensive community engagement process where homeowners would be expected to gather feedback, submit a report to the city, and consider design changes?

    And, would this apply to all low-rise housing? In other words, would all homeowners need to consultant their neighbors and do an environmental assessment before pulling a building permit? What if someone just wants to build a small extension or a shed? Or, are we only talking about laneway and garden suites?

    I’m not really sure what the exact intentions are here — besides delaying new housing — but I can tell you that it’s a terrible idea.

    Laneway and garden suites should never require community consultation and/or an environmental assessment. I mean, this is the whole point of allowing them as-of-right. It’s so you don’t have to do these things and you can go straight to a building permit. This is way too small of a housing type to burden with obstacles.

    In fact, the same is true of larger housing types. In my opinion, conventional mid-rise buildings should not have to go through a full rezoning and they should not have to consult with the community. We already know what these buildings look like. We know that they make for great homes. And yet they’re our most expensive housing type to build.

    Removing barriers (and reducing project durations) is a sure-fire way to make them cheaper. Especially in a higher interest rate environment.

  • How Muji is collaborating with Japan’s housing agency

    This is a familiar story that is, of course, not unique to Japan:

    “Danchi”, or apartment blocks built by Japan’s housing agency during the country’s high-growth period, may look grim and outdated in today’s Tokyo, where flashy glass and steel towers reign.

    However, I only just learned that, since 2013, the Japanese houseware brand Muji has been renovating apartments within these housing blocks in an attempt to reduce vacancies:

    But danchi are becoming hip again, thanks to modern renovations by lifestyle brand Muji, which is turning the poky, multi-room flats into open-plan studios.

    The above excerpts are from a 2015 article, but this partnership between Muji and Japan’s Urban Renaissance (UR) Agency continues to this day. Today, they’re also focused on creating a greater sense of community within these danchi neighborhoods.

    It’s a logical collaboration. Both want to bring good and affordable design to the masses. And obviously there are brand benefits for Muji. It’s a way to expose more people to their products.

    But what I find particularly interesting is that it, once again, shows the potential of a strong brand within the real estate industry.

    According to the same 2015 article, as soon as Muji completed its first round of apartment renovations, UR saw 2x the number rental applications from people in their 20s and 30s. Perhaps the number is even higher today.

    Clearly what happened is that you had young followers of the brand who said to themselves, “oh if Muji is involved, it must then be cool and nice, and so I’d like to live there.”

    I mention this because, as a gross generalization, real estate companies don’t seem to focus on their own brands in the same way other companies do. (Again, I’m making a gross generalization.)

    Instead, they often rely on 3rd party brands — hotel brands, fashion brands, and whatever else — to augment as needed. (See “Dubai is now the capital of branded residences.”)

    Maybe this is truly the optimal way to do it. Just partner as needed. Or maybe more real estate companies should invest in their own brand.

  • I think Roman Mars would appreciate Utah’s new state flag

    Utah got a new state flag over the weekend that looks like this:

    And I immediately thought of this TED Talk by Roman Mars. For those of you who don’t know, Roman is the creator of 99% Invisible and a great lover of well-designed flags. His general rules of thumb are to keep things super simple and to use meaningful symbolism. And I’m fairly certain that he knows what he’s talking about because, in his talk, he refers to the Canadian flag as the gold standard for flags.

    In the case of Utah’s new flag, the symbols are this. The blue at the top is meant to represent Utah’s wide-open skies and lakes. The white in the middle represents its snowy mountains (of course). The red stripe is meant to represent Southern Utah’s red canyon landscape. The hexagon is meant to reference a honeycomb. And finally, the beehive is there because, well, Utah is the beehive state.

    Utah has long enjoyed this reference to beehives. Supposedly, it was early pioneers who started throwing around this reference because they believed it symbolized working together, perseverance, and overall industry. And that’s why the state’s official motto is, “Industry.” So I’d say that they used/kept the right meaningful symbolism.

    Though when I first saw the new flag, I immediately wondered whether the hexagon and honeycomb could have been made just a little simpler. Was the yellow fimbriation, for example, really needed within the blue hexagon? But the more I look at it, the more I like it and the more I think that Roman Mars would be happy with how this turned out. What are your thoughts?

  • Messy intersections

    I am not a transportation engineer, but sometimes I like to, you know, pretend. And lately, I’ve been thinking about how to better design the Toronto intersection of Dundas, Dupont, Annette, and Old Weston (which I touched on briefly over here). It’s a weird 5-point intersection that is often cited as one of the most confusing in the city. And so there’s a lot that could be done.

    Here’s what it looks like today:

    The centerpiece is the Dundas-Dupont Traffic Island, which is actually a city-owned park. It’s not the most generous green space, but the real problem with this park is that it’s very much an island. There’s really only one pedestrian access point — its north end. For the most part, you need to be unlawful in your movements on and off it.

    This is a fairly common occurrence in cities. The island is, almost certainly, a remnant space. It was never explicitly designed; it is just what was left over after they figured out how to connect all of these streets and negotiate the intersection’s grade changes.

    The other signal, that these are remnant spaces, is the paint markings on the street. Their main job is to tell cars where to go. But they’re also unproductive spaces. Nobody is intended to actually occupy them. So what they really say is, “we have too much road and we didn’t know what to do; so we just painted them.”

    If you watch the below video of Claire Weisz (founder of WXY Studio) explaining the work that she has done in New York City, you’ll see remarkable similarities to what I’m talking about here. This sort of thing happens all the time, especially at messy intersections where multiple streets converge. The objective was to connect the streets and the rest became a byproduct.

    But when properly designed, these spaces actually become better for everyone: drivers, cyclists, and pedestrians. And this Toronto intersection strikes me as a perfect candidate. So if my local Councillor Gord Perks is reading this post, I would ask him to do what he can within the city to encourage this kind of positive change.

    And not just here, but wherever there is a street that sucks.

  • Dublin wants to reduce car traffic in its city centre by about 41%

    These are the current (well, 2019) and targeted (2028) mode share splits for Dublin city centre (sourced from here):

    The biggest planned change is a ~41% reduction in cars, taxis & goods entering the city centre. More specifically though, the plan contemplates a reduction in the number of cars in the core. The number of taxis and goods being moved around are both expected to increase.

    To achieve this, the city is targeting drivers that pass through rather than stop in the city centre. Supposedly, about two out of every three drivers are currently doing this, and so the goal will be to redirect them.

    Though, to be clear, this is not a plan to stop people from driving into the city centre. It is rightly about reducing the amount of road space allocated to private vehicles, prioritizing other modes of transport, and creating more “traffic-free civic spaces” for Dubliners and visitors.

    Of course, this is what many cities around the world are trying to do. So perhaps the most noteworthy aspect of this plan is that most Dubliners actually support it.

    According to The Irish Times, the plan received more than 3,500 public submissions, and 81% supported “reducing road space for private vehicles to facilitate a more efficient public transport system.” Further, 82% said they wanted more pedestrianized public spaces.

    There were, however, some concerns expressed. The carpark operators in the city centre are naturally worried about the impact to their businesses. This is expected and self-serving.

    Guinness (owned by Diageo) is also asking about how its delivery trucks will get to and from their brewery. This is obviously a crucial consideration. But I’m confident in saying that, whatever gets implemented, I’m sure that nobody is going to mess with the operations of St. James’s Gate Brewery.

    In fact, I’d be surprised if this weren’t written into the Constitution of Ireland somewhere.

  • Cheese, bacon, and starch

    I kept spotting this backpack in Les 3 Vallées and I thought it was awesome because, well, in the words of the late Anthony Bourdain, “you can never have too much cheese, bacon, or starch.” Tartiflette is a casserole dish that is local to the Haute-Savoie region in the French Alps. Its main ingredients are potatoes, bacon, and cheese (reblochon to be exact). And yes, it is as delicious and filling as it sounds.

    I also liked that the slogan was specific to the region we were in, and so I went on a hunt to find this mysterious backpack. I must have gone into at least 8-10 stores looking for it. None of them had it. But eventually I learned that it was an online thing. It was for the “I like to ski and hang out in chat rooms” crowd, or at least that’s how one guy explained it to me. So I went online and ordered it back to Toronto.

    It finally arrived today, and I’m looking forward to using it when I snowboard, cycle, and attempt to make tartiflette for the first time. Now I just need to locate some reblochon. (Note to US readers: My understanding is that this cheese is considered contraband in your country because it is unpasteurized and does not meet US import laws. So you may need to find some sort of clandestine cheese market if you want to make it.)

  • The Enchanting Village

    The story of Avoriaz 1800 starts in the 1960s.

    Downhill skier Jean Vuarnet, whose name is today found on cool sunglasses, had just become an Olympic Champion at Squaw Valley in California. He returned to his home in Morzine, France (located in Haute-Savoie) and was asked to help build a new resort on the empty plateau above the town.

    So he, and whoever else, raised some money, got the necessary approvals, and managed to successfully get the first lifts operational. But the resort quickly ran into financial difficulties and, apparently, bankruptcy became a possibility.

    The turning point came when he met Paris-based developer Robert Brémond. He had the capital and the experience, and so Vuarnet eventually ceded the project to him in 1962. In 1964, Robert then asked his son, Gérard, who was only 27 at the time, to lead the project. Supposedly he said to him, “the mountains are for the younger generation.”

    Gérard then went out and hired a young architect named Jacques Labro. He was also in his 20s at the time; 26 to be exact. The mandate he gave Labro was clear: design the ideal recreational resort. At the same time, he was asked to build upon Vuarnet’s original vision for Avoriaz. The result was an audacious masterplan designed around three guiding principles.

    First, it was to be a completely car-free resort, which was/is a big deal and an accomplishment that remains true today. To access Avoriaz by car you either need to park below in Morzine and take a gondola up, or park at the entrance to the resort.

    Two, it was to be an ideal place for skiing (snowboarding didn’t exist just yet). This meant that the entire resort had to be sloped correctly so that everything would be ski in and ski out.

    Finally, it was to have decidedly modern architecture that fit sensitively within the landscape. They didn’t want it to look like some ideal Swiss mountain village. What they wanted was bold, different, and highly sustainable. The result is some of the most unique mountain architecture to be found anywhere.

  • Wuhan is right now a driverless car capital

    Remember Wuhan? Well, it turns out that it is emerging as an important hub for driverless vehicles. Right now it is home to the largest fleet in the world:

    In Wuhan, 500 robotaxis, mostly run by Baidu, China’s rival to Google, recorded more than 730,000 ride-hailing trips last year. That compares with combined orders of more than 700,000 last year in Phoenix, San Francisco and Los Angeles, according to Waymo, the self-driving car developer of Google’s parent company Alphabet. Waymo told the Financial Times that it had “a couple of hundred cars” in each of the three fully autonomous zones.

    One of the things that is allegedly helping Chinese companies is that they have access to more data. The networks of cameras and other infrastructure that make Chinese cities the most surveilled in the world are, coincidentally, also good for training machine learning models.

    This has some industry experts speculating that China could reach an autonomous vehicle “tipping point” sometime around 2027. Meaning, the technologies will be significantly safer than human drivers (at least 10x) and ready for mass adoption.

    I don’t know if this is the right timeline. There have been many forecasts made over the years. But I do know that competition is good for progress and that having a rival can be an important motivator. And right now, this is yet another example of the US vs. China.

  • How to design a mountain house in the French Alps

    This is the chalet that our group has been staying in for the last week:

    • We’ve been calling it a tree house. It is 5 levels in total. And you circulate through the house using a spiral staircase in the center of it. It’s space efficient, but there are a lot of stairs.
    • The site is downhill from the road, which, as we have talked about before, creates a more challenging build than uphill from the road.
    • You enter the chalet on the third level, which itself houses 2 bedrooms. One floor below and one floor above also have 2 bedrooms, meaning there are 6 bedrooms in total. On the lowest floor is an indoor hot tub, a shared parking garage, and a shared ski/snowboard room.
    • Every mountain house needs, at a minimum, two things: a fireplace and a hot tub. Ideally the latter is outside.

    • As is typical in the mountains, the main living space is on the top floor (level 5 in this case). You want this for the views. If you’re building into a sloping site, the lowest floors are usually somewhat constrained.
    • We did the same thing with Parkview Mountain House. But it does mean that you circulate through the more “private” spaces within the house before reaching the more “public” ones. This is the opposite of what happens in most homes.

    • The underground parking garage is accessed by way of a small parking elevator that lowers you down two floors. Initially this seemed excessive, but it is a shared elevator/garage. The chalet is semi-detached chalet, if you will, and so this was probably the only way they could get enough parking on the site. Assuming our attached neighbor is of a similar size, that’s 12 bedrooms.
    • It also creates an important pathway so that people don’t need to bring their skis and snowboards through the house.

    Every site has its challenges and that is especially the case in the mountains.
