I toured Oben Flats Leslieville today, which is a 48-unit purpose-built rental building at 1075 Queen Street East in Leslieville (Toronto). It was designed by superkül.
Oben Flats is doing some very cool things, so I would encourage you to check them out if you’re in the market for a new luxury rental (or you just want to nerd out about property). The image at the top of this post is the west view from the rooftop terrace.
Here are 3 things that stood out for me:
1. One of the interior amenity spaces for the building is actually on the ground floor attached to the main entrance. There’s a fireplace, a wet bar, a set of wine fridges and free wifi. Oben Flats hosts regular events in this space, but I was told that residents also regularly hang out in it. They’ll bring their laptop down and have a glass of wine.
What I like about this is that it encourages social interaction within a multi-family building typology. I would love to see more of this kind of thinking. Part of the reason you live in a city is to interact with other humans.
2. Oben Flats has developed their own signature scent and regularly curates a music playlist with the help of BELLOSOUND. Both of these items are pumped throughout the common areas of the building, which is not that dissimilar from what you might find in some luxury hotels. I have one of their candles sitting on my desk right now, so my office smells like Oben Flats. I’m into it.
3. Another unique feature of the building is the fully automated hydraulic car-stacking system. Here’s a photo of what the guts of that looks like:

There are 3 platforms in each bay (the bottom one is below-grade in the above picture). And there’s always one empty spot so that the platforms are able to shuffle around both horizontally and vertically. However, as a user, you never see this. You simply hit a button and drive into your bay. It’s always the same one.
I’ve said many times before on this blog that I think we will see way more of these types of parking solutions in the city going forward.
There are other cool things I could mention about the building, but it’s far too nice out to sit at my desk any longer. Before I sign off though, I should mention that this is in no way a sponsored post. I simply admire what Oben Flats is doing.

A new “bicycle house” recently opened up in Malmö, Sweden. It is a 7 storey apartment building that has been designed entirely around the bicycle. It’s called Cykelhuset Ohboy.
Bicycle house means:
- There’s no parking for cars in the building. Apparently it’s the first building in Sweden to do that, which is surprising to me. I thought that would be more common.
- All of the access corridors were made wider so that it’s easier to maneuver your bike around, larger bikes can fit, and there aren’t any access issues when bikes are left outside of your apartment.
- All of the doors in the complex are 10cm wider than they need to be (and have door openers). The elevators are also larger and open up on both sides so you don’t have to turn your bike around.
- The building is equipped with cargo bikes and kid friendly bikes so that you can grocery shop and wheel your family around. The building does have larger family sized apartments and, according to Copenhagenize, the building is fully occupied.
In most, if not all, condo buildings here in Toronto, you’re usually not allowed to take bicycles in the elevators. And bikes sitting on balconies is considered a highly undesirable outcome.
But clearly that’s just one frame of reference for how the world should work.

Well this morning, WeWork (the co-working startup currently valued at a cool $16 billion) unveiled its inaugural co-living space on New York’s Wall Street. It’s called WeLive and Vanity Fair describes it as “Soho House meets Airbnb meets a tricked-out Restoration Hardware storeroom, but for the Slack Set.”
Got it?
Ultimately, this location at 110 Wall Street will have 600 fully furnished WeLive apartments, but they’re coming online in tranches. This first release includes 200 units. Here’s a bit of information on pricing from Fast Company:
“There are 200 units available—ranging from $1,375 per person in shared apartments to $2,000 for an individual studio—all with the option of either a month-by-month or yearly lease (a $125 monthly fee covers amenities). The apartments are about 450 square feet on average, with the largest units topping out at 1,000 square feet (one-bedroom apartments in the area, by comparison, range in prices from about $2,850 for 451 square feet to $3,500 for 700 square feet). Each apartment comes fully furnished, minimally decorated, and set up with cable and Internet at move-in.”
But this is not just about price. The WeLive concept is about creating a strong sense of community within the building. Every floor, for instance, has some sort of common area to foster interaction – a space for yoga classes, a laundry room with a big pool table, and so on.
I am interested in seeing how this concept pans out because I’ve had discussions before with people in the industry about how condos/apartments might be programmed to feel a bit more like hotels. Years ago, I even spoke to a major European company about trying to pioneer a model like this.
Because there’s something very social about being in a hotel – something that I really like. You can walk down to the lobby bar by yourself and you never know who you might meet. That’s not really the case in many multi-family buildings.
Now, part of that might have to do with the fact that people tend to be more open when they travel. But maybe WeLive can help create that kind of social interaction within the apartment building. I think that would be a positive thing.
