  • Transit investment & density (in San Francisco)

    This recent Streetsblog article about the possibility of turning the M Ocean View line in San Francisco into a kind of subway is a good reminder about the always important connection between transit investment and density. The question I always pose to myself is, “If I were a private company deciding where to spend the money on a new and expensive subway line, what would I look for?” Most of us recognize that population and employment densities would be near, if not at, the top of the list.

    Of course, if the company were fully private, then we would run the risk of low-density / unprofitable areas of the city not being serviced by transit. For a variety of reasons, that’s not an ideal outcome, which is why transit operators are mostly subsidized. The challenge is that the way we plan transit in most — or all? — cities has become so highly politicized today. That’s how we end up with the wrong transit technologies in areas that don’t have the density to properly support them.

    Now, I don’t know the specifics of the M Ocean View line. (Maybe some of you do and will provide those thoughts in the comments below.) So this is not a post about what may or may not be appropriate in this particular instance. But it is a commentary on the importance of fiscal prudence and sound transportation planning.

  • Fees on homes

    A colleague of mine sent me this Bloomberg article today and said, “Here’s an article about things you already know.” The article cites a recent report by Altus Group that compared government-related fees on new housing across Canada and the U.S. What they discovered will not surprise any of you who are in the industry: Toronto has some of the highest government-imposed charges on new homes.

    For new condo apartments, the report found that government charges can add up to as much as C$124,582 per unit. That’s about 50% higher than the average unit in the U.S. and about 30% higher than the average unit in Canada (see above chart for the list of cities). While all of us in the industry can appreciate this, I don’t think most homeowners and tenants understand this. Hopefully they’re reading this post.

  • The new decentralized workforce

    A few weeks ago the WSJ published an article about Toronto’s growing tech talent pool, arguing that its base now rivals the top US cities, but that it may not be an entirely good thing for the city’s ecosystem. I wrote about it here.

    This morning venture capitalist Fred Wilson published a post on his blog talking about the necessity of scaling tech companies in lower cost locations. It’s a good follow-up to the above article/post.

    Here’s an excerpt from Fred:

    Last week I heard some shocking numbers about salary levels for certain kinds of engineers in the bay area. I checked them out with a few of our bay area portfolio companies and they were more or less corroborated.

    The tight technical labor markets in the bay area, NYC, and a number of other regions in the US are making it hard to scale software businesses without burning massive amounts of cash.

    He goes on to argue that (startup) companies now need to think about scaling in other/remote locations sooner than they ever have before — basically as soon as the company hits about 50 engineers (or 100-200 employees).

    Many companies are now working with a distributed workforce. Supposedly 2/3 of the global workforce now spends at least one day of the week working remotely. I almost never work from home, but I do get how this is possible.

    So what is happening is that engineering talent is spilling over into secondary markets out of necessity. There’s an economic imperative to colonize. But I would imagine that, at least initially, most of the economic benefits accrue to the colonizer.

  • Is Toronto’s tech ecosystem too US-centric?

    The Wall Street Journal’s recent piece about “Silicon Valley invading Toronto” is, in my view, describing a generally positive outcome.

    We are one of the largest cities in North America (the exact ranking depends on where you draw the urban boundaries).

    We have more enlightened views around foreign and high-skilled workers (I was given a short window in which to leave the US after I finished my first graduate degree there).

    And we have a large and highly educated pool of tech talent (the salary differential discussed in the article looks to be, at least partially, a result of the weaker Canadian dollar).

    US companies are gobbling up office space in Toronto. And presumably, this is one of the reasons why 139 new flights were added between Toronto and Francisco over the last two years. (Source: WSJ)

    However, I do agree with the remarks from people like Jim Balsillie (Blackberry) and Harley Finkelstein (Shopify) that a better outcome would be the creation of more massively successful Canadian tech companies.

    As Finkelstein points out, there’s a big difference between 100,000 square feet of space for the HQ of a new and growing Canadian tech company and 100,000 square feet for a new branch or satellite office.

    The stats we read in the papers about the number of tech jobs being created in Toronto generally don’t speak to composition. Where in the value chain do these people sit? Where is the value accruing?

    The intellectual capital is here. And we should be doing everything we can to foster and finance new homegrown ideas and businesses.

  • The Knight Frank Global Affordability Monitor 2019

    Here’s a chart from Knight Frank’s 2019 Global Affordability Monitor that I think you’ll find interesting:

    It compares real home price growth and real household income growth (after tax) over the last 5 years for 32 world cities. The bolded percentages represent the former and the non-bolded percentages represent the latter.

    Consider the variations here.

    Amsterdam saw a real home price change of 63.6%, but a household income change of only 4.4% (although the circle looks to be in the wrong spot if this number is correct).

    Moscow, on the other hand, saw flat home prices (0.1%) and a 22.7% increase in household income.

    Though San Francisco is the star in terms of income growth.

    Sao Paulo, unfortunately, saw a dramatic decline in both home prices and incomes. It’s in the bottom left corner.

    When I look at this chart, I don’t see a strong correlation between household incomes and home prices. And the proportions of the chart tell you that the y-axis is moving more than the x-axis.

    But if the top number exceeds the bottom number, then you could come to the conclusion that housing affordability has gotten worse over the last 5 years.

  • The sensing power of taxis

    The latest project out of MIT’s Senseable City Lab examines the “sensing power of taxis” in various cities around the world. Looking at traffic data, they determined how many circulating taxis you would need to equip with sensors if you wanted to capture comprehensive street data across a particular city. This might be useful if you wanted to measure things like air quality, weather, traffic patterns, road quality, and so on.

    What they found is that the sensing power of taxis starts out unexpectedly high. It would only take 10 taxis to cover 1/3 of Manhattan’s streets in a single day. However, because taxis tend to have convergent routes, they also discovered rapid diminishing returns. It would take 30 taxis (or 0.3% of all taxi trips) to cover half of Manhattan in a day, and over 1,000 taxis to cover 85% of it. A similar phenomenon was observed in the other cities that they studied: Singapore, Chicago, San Francisco, Vienna, and Shanghai.

    However, if you look at the percentage of trips needed to scan half of the streets in a city, Manhattan has the lowest rate at 0.3%. Vienna is the highest at 9%. But I’m not sure if this is a function of the utilization rate of their taxis or if it has something to do with urban form. Singapore has a similarly low rate (0.44%), but its street grid looks nothing like that of New York’s.

  • Software developers are half of the homebuyers in San Francisco

    A couple of months ago I wrote about the relationship between IPOs and home prices. It was in response to the current wave of tech companies — most of which are headquartered in San Francisco — that have gone public or are expected to go public this year (2019). What impact will this have on the city’s housing market?

    I cited this academic study on the topic, which already discovered a “positive and significant association between local house price changes and firms going public.” But today I stumbled upon another interesting study by a San Francisco real estate agent, name Deniz Kahramaner, who happens to also be a Stanford-trained data scientist.

    What Kahramaner wanted to figure out was, who tends to buy residential real estate in San Francisco?

    So he started with title data and then scraped the internet to try and match up individual buyer names with specific companies and industries. Since not everyone has some sort of public profile and because real estate is sometimes held within a company, he was only able to traceback about 55% of home purchases in San Francisco last year.

    Still, the data looks pretty clear. About half of the homes bought in 2018 were by individuals whose employment has roots in “software.” The next biggest buyer segment was “finance.”

    The other interesting thing about this data set is that it shows where people have been buying (at least last year). Historically, the north end of the city has been the wealthiest, but the above data shows things moving in a southeasterly direction. Though, it remains to be seen what all of this will look like when the dust settles after this current crop of tech IPOs.

  • Skateboarding to debut at the Summer Olympics in Tokyo

    The 2020 Summer Olympics, which will be held in Tokyo, have added 5 new sports, one of which is skateboarding. As someone who grew up skateboarding as a teenager, and is all too familiar with being chased out of public spaces, this lends a great deal of legitimacy to the sport.

    It’s hard to think of a sport that is more closely connected with architecture and, more specifically, public architecture. Curbed’s recent long-form article about “the public spaces that shaped skateboarding” is a good reminder of that. Here is an excerpt (EMB refers to Embarcadero Plaza in San Francisco, which was previously known as Justin Herman Plaza):

    When skateboarding debuts at the Tokyo Olympics next summer, some three decades after the first polyurethane wheels hit the bricks at EMB, it will have completed the long, improbable trip from criminal act to social and institutional acceptance. But even as an Olympic sport, skateboarding will remain a direct physical response to the varied terrain of American public architecture.

    Interestingly enough, one could go on to argue that the history of skateboarding is really steeped in the adoption of public spaces that had, in many cases, failed to serve their intended purpose. In other words, skateboarders were often the only people using these urban spaces:

    “What made Justin Herman Plaza attractive to skateboarders and work for skateboarders was its inappropriateness to the traditional city scale and function,” King says. “You had all these planners and architects in the 1950s and ’60s saying cities need these grand, celebratory spaces—and they really didn’t.” But apparently skaters did.

  • The scale and scope of urban tech

    “Cities have become the basic platforms for global innovation and economic growth, supplanting the corporation as the fundamental organizing unit of the contemporary economy.” -Richard Florida

    Richard Florida and Patrick Adler of the Martin Prosperity Institute here in Toronto have been doing some research on what they are calling “urban tech.” They define it as encompassing the following industry sectors: co-living and co-working; mobility; delivery; smart cities; construction tech; and real estate tech.

    Here are the largest urban tech startups based on the amount of VC investment they have received:

    Below is how the space breaks down by sector. Mobility / ride hailing is the behemoth, receiving 61% of all VC investment. Food delivery is next. And “proptech” is at the bottom.

    Finally, here are the top “urban tech” cities. Beijing is right up there with San Francisco.
