  • Infinity and beyond

    Earlier this week, Oklahoma City Council approved plans for the 1,907-foot-tall Legends Tower. If built according to these plans, it would become the 5th tallest building in the world and the tallest building in the Western Hemisphere.

    Currently, the tallest building in the US is One World Trade Center at 1,776 feet (581 meters). This is a symbolic height meant to reference the date of the Declaration of Independence.

    To be even more specific, though, the Legends Tower wasn’t approved at 1,907 feet. As I understand it, it was approved with with an unlimited height. Meaning, if the developers wanted to go even taller in the future, they could.

    This is sort of unique. Usually when a new by-law/ordinance is passed, it includes a maximum height in feet/meters. In this case, I guess they’ll just use an infinity symbol and call it a day.

    Here are some quotes from Dezeen:

    “AO is delighted that the Oklahoma City Council has approved the development team’s request for unlimited height for the Boardwalk at Bricktown,” said AO.

    “We are grateful that the City Council has embraced the vision of Matteson Capital and the entire design team to transform the city into a global destination.”

    The obvious question is “will this get built?” And I don’t know the answer to that. But I do think that infinity is just as symbolic as 1,776 feet.

  • New York’s first all-electric tower

    Here’s the thing:

    Nationwide, the biggest single source of emissions is transportation, dominated by low-occupancy cars and trucks. But in New York, most people use mass transit instead of driving. That means buildings “are by far the largest source” of climate pollution in the city, said Christopher Halfnight, senior director of research and policy at the Urban Green Council, a nonprofit focused on energy efficiency in buildings. Gas- and oil-burning furnaces and water heaters are together responsible for 40% of NYC emissions, according to Halfnight.

    In response to this, New York City has been passing laws that restrict greenhouse gases and that by and large incentivize electrification. One of these is Local Law 97, which will generally require buildings over 25,000 sf to reduce their GHG emissions by 40% (relative to 2005) by 2030.

    Already the market is responding. Alloy Development has just completed the city’s first all-electric tower at 505 State Street in Brooklyn. Tenants began moving in on April 5.

    When team members asked what the complex would look like absent gas, the answers were fairly straightforward. “Instead of a gas boiler, an electric boiler; instead of a gas cooktop, it was an induction cooktop. And literally that was it,” said Pires, noting that they had to revise the design of the electrical room to allow for higher amperage, since more incoming electricity would be needed for a larger electrical load.

    Some, or perhaps many, in the industry are fighting these new laws. In 2022, a co-op in Queens apparently went to the New York Supreme Court. But directionally, this certainly looks to be where we are headed. So you can either fight it, or you can try and get ahead of it, as Alloy has done here.

  • Housing follows money

    One argument that you might be able to make is that home prices follow urban density. New York City, for example, is dense. And homes in New York City tend to be more expensive than those in, oh I don’t know, rural Canada. So with this, you might conclude that development and density are bad — it makes housing more expensive. But then there’s places like San Jose, California. It’s not very dense, and yet it has some of if not the most expensive housing in the US.

    Well, it turns out that housing density and median housing values don’t actually exhibit a particularly strong correlation. A better and much stronger relationship can be found in what Kasey Klimes explains, here, in this excellent post, which is that home prices more accurately follow incomes. In other words, the more high paying jobs that exist in a market, the more likely that housing will be expensive.

    Here is what that looks like for US metros over 1 million people:

    The above chart compares median home value to aggregate income per unit of housing. And here, Kasey discovers an r-value of 0.9, which suggests that “over 81% of median home values in large metros can be attributed to aggregate income per unit of housing.” This explains why San Jose, and San Francisco, are such outliers. They have very high incomes for every unit of available housing, despite the former being not all that dense.

    Okay, so now that we know this, how do we make housing more affordable? One option is to just make people poorer. If you reduce incomes per unit of housing, then home prices will, almost certainly, go down. And this is why poorer cities tend to have more affordable housing. But this is obviously suboptimal. The better option is to keep people wealthy and simply increase the denominator in “aggregate income per unit of housing.”

  • Most Americans do not live in a 15-minute city

    The 15-minute city is a popular topic these days. So here is a recent study that used GPS data from 40 million US mobile phones to estimate the percentage of consumption-related trips that actually adhere to this concept. The unsurprising result:

    The overwhelming majority of Americans have never experienced anything resembling a 15-minute city. The median resident, we found, makes only 14% of their consumption trips within a 15-minute walking radius.

    There is, of course, regional variation. For New York City, the data suggests that 42% of consumption-related trips occur within a 15-minute walking radius. Whereas in more sprawling cities like Atlanta, it’s only 10% of trips. Again, this is not surprising. But it begs the question: What should we do?

    The challenge is that 15-minute cities generally require built environments that are dense, conducive to walking, and filled with a concentration of different amenities. And this is more or less the opposite of the prototypical suburban model, where the car and single-use zoning tends to spread everything out.

    The good news is that zoning is relatively easy to change. For instance, if we want to allow corner stores in our residential neighborhoods, that is a decision we can make. The greater hurdle will be transforming car-oriented communities into places where people might actually want to walk. This is much more difficult.

    But of course, it too can be done.

  • The Aluminaire House finds a permanent home in Palm Springs

    In a few days, a new exhibit, called the Aluminaire House™ Exhibit, will open in a parking lot of the Palm Springs Art Museum. It will form a new part of their permanent collection. Now, museum goers won’t be able to go inside of the house due to accessibility limitations, but they’ll be able to look at it from the outside. And this alone is a big deal because this house is a big deal.

    Initially constructed in 1931, the house was designed by A. Lawrence Kocher (then the managing editor of Architectural Record) and Albert Frey. Albert was a Swiss-born architect who had just immigrated to New York from Europe, after having worked for the famous Le Corbusier in Paris. And so he was a practitioner of the International Style and this house was a clear representation of that.

    Erected in only 10 days, Aluminaire House is thought to be the first all-metal house ever constructed in the United States. Well, metal and glass. And at the time, the overarching objective was to build something cheap, modular, and durable. Something that many are still trying to accomplish to this day.

    Not surprisingly, the house was polarizing. Supposedly, architect Philip Johnson picketed in front of it. But this house would go on to become an icon, and it was eventually featured in MoMA’s 1932 exhibition, “The International Style — Architecture Since 1922” — an exhibition that has been largely credited with introducing European-style modernism to the US.

    Albert also ended up moving to Palm Springs later in life, and became known for pioneering something known as “desert modernism.” So it’s only fitting that this house ultimately end up here. Even if all-metal maybe isn’t the best choice of material for a hot desert. If you find yourself in Palm Springs, you should definitely go check it out, or picket in front of it.

  • Modest and beautiful

    It is hard to argue that this isn’t a beautiful building:

    Designed by Morris Adjmi Architects and located at the corner of Grand and Mulberry in New York City, it is exactly the kind of building that many of us would like to see more of in our cities. It has retail at grade and it’s, you know, modest in scale at only 7 stories, 20 units, and 35,765 square feet.

    Looking inside, here are some of the floor plans:

    Overall, I would say that these layouts are more generous than what you would typically find in new builds here in Toronto. For new condominiums, 686 sf would be considered large for a one bedroom. Many/most sales teams/departments would tell you to turn this into a two bedroom.

    But this doesn’t mean that developers in NYC are simply being more generous with their square feet. It all costs money. And according to StreetEasy, the average sale price in this building is US$1,979,210 and the average price per square foot is US$2,384 (19 most recent sales).

    This is another reminder that modest and beautiful can often equal expensive. It’s how you make the math work, or at least hope to.

  • Population-weighted densities, compared

    Boy, population densities can be so misleading. The typical approach is to just take the number of people and divide it by a given area. This then gives you something like X number of “people per square kilometer.” The problem with this approach is that there are countless factors that can skew your result.

    Hong Kong, for instance, is really dense. But as a city, it also has a lot of green space, mountains, and other undeveloped areas. Only about a quarter of Hong Kong’s land is developed. So when you divide total people by its administrative boundary area, it is going to appear less dense than it really is.

    One alternative approach is to use a method known as population-weighted density. The way this works is that you take the average densities of smaller more granular subareas and then weight them by the population of each subarea. It is a little more complicated to calculate, but the overall intent is to try and capture a density figure that more accurately reflects what the average person experiences on the ground.

    And this is exactly the method that Jonathan Nolan decided to use in his new website CityDensity.com. What his site allows you to do is compare population-weighted densities across various cities, and then see how it tapers off as you move outward from their city centers.

    Once again, it is hard to beat Paris’ supremely dense mid-rise built form:

  • Messy intersections

    I am not a transportation engineer, but sometimes I like to, you know, pretend. And lately, I’ve been thinking about how to better design the Toronto intersection of Dundas, Dupont, Annette, and Old Weston (which I touched on briefly over here). It’s a weird 5-point intersection that is often cited as one of the most confusing in the city. And so there’s a lot that could be done.

    Here’s what it looks like today:

    The centerpiece is the Dundas-Dupont Traffic Island, which is actually a city-owned park. It’s not the most generous green space, but the real problem with this park is that it’s very much an island. There’s really only one pedestrian access point — its north end. For the most part, you need to be unlawful in your movements on and off it.

    This is a fairly common occurrence in cities. The island is, almost certainly, a remnant space. It was never explicitly designed; it is just what was left over after they figured out how to connect all of these streets and negotiate the intersection’s grade changes.

    The other signal, that these are remnant spaces, is the paint markings on the street. Their main job is to tell cars where to go. But they’re also unproductive spaces. Nobody is intended to actually occupy them. So what they really say is, “we have too much road and we didn’t know what to do; so we just painted them.”

    If you watch the below video of Claire Weisz (founder of WXY Studio) explaining the work that she has done in New York City, you’ll see remarkable similarities to what I’m talking about here. This sort of thing happens all the time, especially at messy intersections where multiple streets converge. The objective was to connect the streets and the rest became a byproduct.

    But when properly designed, these spaces actually become better for everyone: drivers, cyclists, and pedestrians. And this Toronto intersection strikes me as a perfect candidate. So if my local Councillor Gord Perks is reading this post, I would ask him to do what he can within the city to encourage this kind of positive change.

    And not just here, but wherever there is a street that sucks.

  • Living in an eccentric penthouse

    If you’re an architect, you’re sort of expected to have a somewhat eccentric home (or at least a really cool home). And that was certainly the case for architect Paul Rudolph. Paul is perhaps best known — at least in my mind — for being the chair of Yale’s architecture program and for designing its Brutalist building. But he also designed himself a pretty interesting apartment. In 1976, he bought the 19th-century townhouse at 23 Beekman Place in New York. He then constructed himself a now historically-landmarked penthouse on top of it. Now, technically, it is four levels. But spatially, it’s more like a series of connected platforms — 27 of them to be exact. So the penthouse is often described as being 27 levels, and as not having any doors and walls. Because those are totally overrated. I joke, but it’s a beautiful and interesting space. And the two founders of New York’s Gachot (and their two teenage boys) recently got a chance to live in it for three years. If you’d like to hear and see what that was like, click here.

  • New York City’s vacancy rate is the lowest since 1968

    Some four years ago, people were talking about the possibility of New York City being dead. But of course that was nonsense. Last week, New York City published the initial findings of its housing and vacancy survey and the key takeaway is that the city’s vacancy rate dropped to 1.41% last year (2023). This is a drop from 4.54% just two years ago and the lowest measurement since 1968. It’s also even worse at more affordable rent levels:

    The problem, as described by the city, is a supply-demand imbalance. Over the last two years, the city’s net housing stock grew by about 60,000 homes (~2%). This is, apparently, pretty good compared to recent years/decades; but it wasn’t nearly enough given that the city added 275,000 new households. This is the opposite of dead, and it’s not going to be addressed by just doing things like restricting short-term rentals.

    We have a structural delivery problem and New York City is not alone in facing it.
