  • New York City is testing new “flex gates”

    I spent a good chunk of this morning talking and thinking about underground building details that most people (unless you’re in the industry) would never think to consider. This is not a criticism on most people. I mean, I don’t know how iPhones are made. I just use and enjoy them. But when it comes to buildings, I’m paid to ask questions and understand how things work.

    There’s a lot of risk in the ground.

    You have to think about things like bearing capacity, environmental contamination (usually), hydrostatic pressure and, generally, how you’re going to manage water, particularly if you have a high groundwater table. Usually this last one is about making sure you’re keeping the water out. A pretty important detail both below and above grade.

    So when I came home tonight and saw the below tweet, I felt obligated to write about it.

    If you read the reply from NYC’s Metropolitan Transportation Authority, you’ll see that this is them testing something they call a “flex gate.” It is a flood barrier that allows them to seal off subway entrances in the case of a storm surge and they run these tests (shown above) for 4 hours at a time to make sure they’re installed property. This one was.

    Managing water is a big part of city building. New York City, Miami, Venice, and countless others know this all too well right now.

  • The new Rubell Museum

    This December 4 (2019) — the day before Art Basel starts — the Rubell family will open a new 100,000 square foot museum in Miami’s Allapattah district. (For years people have been calling Allapattah the new Wynwood.)

    A former industrial space on a 2.5 acre lot, the building was renovated by New York-based Selldorf Architects. Just over half of the building has been allocated to exhibition space and about 65% of this will be for permanent/longer-term collections.

    The Rubell family started collecting contemporary art in 1965. At the time, they were living in New York City. In 1990 they moved to Miami and in 1993 they opened up the “Rubell Family Collection” in Wynwood, which was a depressed neighborhood up until probably the early 2000s.

    With over 7,200 works, it is now one of the largest privately owned and publicly accessible contemporary art collections in the world. If you live in Miami or you happen to find yourself there this winter, you may want to check out the new Rubell Museum.

  • The world’s cities by 2030

    This UN report (2018) on urbanization trends is a fascinating way to understand how our world is growing and changing. So today’s post is about some of my takeaways. If you have others, feel free to add them to the comment section below.

    But first, some definitions.

    The UN report considers 3 ways to measure the size of a city, all of which we have used before on this blog. The first is the “city proper.” That is the current administrative boundary of a city. The second is the “urban agglomeration” area, which is a city’s contiguous built-up area. And the third is the “metropolitan area,” which is the approximate area of economic and social interconnectedness.

    Above is what these 3 boundaries might look like for Toronto (which is the example they use in their report). About the only one that isn’t debatable is the “city proper” boundary; but it really doesn’t capture the full extent of a city. Wherever possible, the UN report relies on the city’s urban agglomeration area. They also define a “megacity” as a city of over 10 million people.

    The largest city in the world is currently Tokyo. However, from 2018 to 2030 it is expected to decline by almost 900,000 people. Whereas, the city in 2nd position — Delhi — is expected to add more than 10 million inhabitants during this same time period. By 2030, these are expected to be the largest cities in the world:

    Most current megacities are located in what the UN refers to as the “Global South.” And 9 out of the 10 cities projected to become megacities by 2030 are located in developing countries. The one exception is London. Though all regions in the world are becoming more urban, the real population growth is happening in Asia and Africa.

    Most cities — 59% of cities with 500,000 or more people — are at risk of at least one natural disaster. And 3 megacities — namely Manila, Osaka, and Tokyo — are high risk for 3 or more types of natural disaster.

    Going through the report’s data charts, it’s also interesting to note that Toronto is not projected to become a megacity by 2030. However, the Toronto area already represents over 20% of Canada’s entire urban population.

    In the United States, Chicago’s urban agglomeration is projected to continuing growing and does come close to megacity status by 2030. The Miami region is similarly expected to grow and is actually right on top of Toronto in terms of population. But the fastest growing regions are, of course, expected to be the city’s that can more easily sprawl (Las Vegas, Phoenix, and so on).

    Bogotá, Colombia is already a megacity and is expected to add almost 2 million people by 2030. It currently represents about 26.5% of the country’s entire urban population. São Paulo remains one of the top 10 largest cities in the world and is similarly projected to add over 2 million people in the same time period, but to a much larger base.

    In Europe, it’s London, Paris, and Moscow, with the latter two already in possession of megacity status.

    Now quantity isn’t everything. Despite not ranking in the top 10 in terms of population, both New York and London are widely considered to be the world’s preeminent global cities. At the same time, we do know that the size of a city does create certain socioeconomic benefits. Urban agglomerations create agglomeration economies.

  • A small site solution: Inverse Density

    My recent post about minimum project sizes triggered some great follow-up discussions over email. Today, I learned about a Master Plan that was recently completed for Little Havana, Miami by the urban design and planning firm Plusurbia.

    In it, they try to address some of the problems that I described in my post through something they call “Inverse Density.” Given the tendencies toward larger projects, they are proposing to incentivize the development of smaller and underused lots with more density.

    The idea being that if you can encourage more smaller scale development, you can actually help to protect the character of a place. In 2017, the National Trust for Historic Preservation declared the neighborhood a national treasure.

    What you are seeing here is existing vs. proposed policies. The proposed scenarios both result in higher densities, even though the lots are smaller. Alongside this, they are proposing to get rid of parking minimums for lots less than 7,500 sf.

  • Lincoln Road’s $67 million makeover (and Business Improvement Areas)

    Lincoln Road is one of my favorite parts of Miami Beach. Supposedly the pedestrian-only street attracts some 11 million visitors a year. But I have noticed that the street has lost some of its mainstays to areas such as Wynwood. This is probably why the city and local property/business owners struck a deal this past summer to makeover the street based on a design by Field Operations.

    The deal works like this: The City of Miami Beach is going to pay for the entire US$67 million makeover. This money will come from city and county taxes, as well from bonds. In return, property owners in the Lincoln Road Business Improvement District (BID) have agreed to tax themselves an additional 25% in order to pay for promoting and programming the street.

    Obviously everyone believes that they will come out ahead as a result of this makeover. An improved Lincoln Road means more foot traffic, more sales, and more tax revenue. There’s also talk of expanding the boundaries of the BID, which would generate additional funds. Right now the district is bounded by Alton Road on the west and by Washington Avenue on the east.

    For those of you who aren’t familiar with Business Improvement Districts, they are essentially defined areas where additional taxes are levied in order to fund projects and improvements that help overall economic development within the district. It is a structure that is used all around the world and it is one that was actually pioneered here in Toronto.

    Here we call them Business Improvement Areas, and the first ever was the Bloor West Village BIA, which was established in 1970. There are now 83 BIAs in the City of Toronto. The first BID in the United States was the Downtown Development District in New Orleans. It was established in 1974. There are now over 1,200 across the U.S.

  • Airbnb is powering new purpose-built short-term rental buildings

    This past weekend I was in a condo building here in Toronto with large signs in the elevator saying, “No Short-Term Rentals Including Airbnb Are Permitted. Trespassers Will be Prosecuted.” It was the first time I had seen anything like this, but it immediately signaled to me that the building must be having a problem with short-term rentals. Why else would you deface the elevators? There are some buildings that allow short-term rentals, but most don’t.

    However, over the last few years we have started to see purpose-built short-term rental buildings. In some cases, existing apartments buildings were “converted”, as was the case with Niido’s two properties in Nashville and Orlando. Here tenants in the building can rent both unfurnished and furnished apartments and then rent them out on Airbnb up to a maximum of 180 days per year. To date, I think these are the only two properties to use the “Powered by Airbnb” moniker, but more are on the way.

    The developer behind Niido — Newgard Development Group — recently launched a new Powered by Airbnb brand called, Natiivo. This one looks to be focused on for sale product, with two upcoming projects in Austin and Miami. Both projects will have hotel licenses in order to avoid any regulatory risk going forward. But this makes me wonder how materially different this model is from the condo-hotels we’re already familiar with.

    For landlords and developers, the goal is obviously to maximize rents and prices. Allowing (or explicitly encouraging) residents to rent out their place and earn some extra cash, should help with that. And given the way I started this post, we also know there’s a desire to do this, particularly in places with strong tourist demand like in Nashville and Miami. But the reviews are mixed. Not everyone wants to live in a hotel. But then again, not everyone wants to co-live. To each their own.

  • Using tweets to measure social connectedness in cities

    This recent study used geotagged tweets to measure social connectedness within American cities. There are two measures: (1) concentrated mobility and (2) equitable mobility. The first measures the extent to which social connections (geotagged tweets) are concentrated in a set of places within the city. And the second looks at the degree in which people move between neighborhoods in roughly similar proportions. These measures are the y-axis and the x-axis, respectively, in this graph:

    So how do you read this chart?

    Well if you look at New York, you’ll see that it is relatively high in concentrated mobility, but the lowest in terms of equitable mobility. This means that social connections are highly concentrated and that there’s low connectedness to other neighborhoods within the city. Miami, on the other hand, is the opposite. It’s also an outlier. Few hubs. But its social connections appear to cross neighborhoods and spread across the city.

    Perhaps not surprisingly, the study found that the size of a city seems to have the biggest impact on social connectedness. Which makes sense — it becomes harder to get around and so people start to localize. I am reminded of this whenever my friends in Los Angeles tell me they never go to the beach because it’s simply too difficult and too time consuming to get across the city.

    This also became clear to me after I started playing around with the Moves App back in 2015. The app no longer exists, but it was an activity tracker that allowed you to map where you, well, moved. And the more time you spent in one place, the more concentrated the activity would become. They depicted this through larger and larger circles. Example maps, here. My maps revealed that I need to branch out into different neighborhoods more often.

  • Fees on homes

    A colleague of mine sent me this Bloomberg article today and said, “Here’s an article about things you already know.” The article cites a recent report by Altus Group that compared government-related fees on new housing across Canada and the U.S. What they discovered will not surprise any of you who are in the industry: Toronto has some of the highest government-imposed charges on new homes.

    For new condo apartments, the report found that government charges can add up to as much as C$124,582 per unit. That’s about 50% higher than the average unit in the U.S. and about 30% higher than the average unit in Canada (see above chart for the list of cities). While all of us in the industry can appreciate this, I don’t think most homeowners and tenants understand this. Hopefully they’re reading this post.

  • Prime residential pricing in 10 global cities

    The below graphs are taken from a recent (June 2019) report by Knight Frank on “prime” residential pricing across the world. They define “prime” as generally being the top 5% of each market by value. What these graphs show are the spread between the average price of a prime property and the top price achieved in that market.

    The most expensive market is Hong Kong. The average price of a prime property in 2018 was USD 4,251 per square foot (or USD 45,760 per square meter) and the top price achieved was in 2016 at USD 28,154 per square foot (or USD 303,051 per square meter).

    Using the 2018 average, a 350 square foot studio apartment would run nearly USD 1.5 million (or almost CAD 2 million), assuming there are “prime” studios available in the market. Remember, we are talking about the top end of the market.

  • The performance of cities proper

    Richard Florida is currently running a four-part CityLab series on the economic performance of America’s cities. What makes this study somewhat unique is that it looks at cities proper, rather than at their larger metro areas. In some cases there may not be that much of a difference. But in other cases, the performance of the city proper could be very different from that of the broader area.

    It’s interesting to see Seattle at the top of the population growth list. It is not a sprawling sunbelt city. It is an expensive tech hub. And it is also interesting to see Miami’s strong employment and education growth. Years ago, Paul Graham wrote an essay arguing that tech hubs have two prerequisites: capital and nerds. He went on to argue that Miami has lots of the former, but not much of the latter. Maybe that’s changing.
