  • Fall architecture preview

    The New York Times’ fall architecture preview is centered around a pretty important and relevant theme, namely the relationship between the built environment and the natural one.

    Some of the projects that they profile include Dock 72 at the Brooklyn Navy Yard, which was raised up in order to lift it out of a floodplain; the “solar carve” tower by Studio Gang, which was designed to prevent shadows from casting along the adjacent High Line (pictured above); and the recently completed Casablanca Finance Tower by Morphosis.

    This last one, pictured below, uses thick aluminum beams to shade the building. That’s a pretty important feature in North Africa.

  • Snøhetta completes energy positive building in Norway

    Snøhetta has just completed an office building in Trondheim that produces more than double the amount of electricity that it consumes. If you recall my recent post on Norway’s new coastal highway, you may remember that Trondheim is the northern terminus of highway E39. I mention this because of access to sun. Latitude 63.43.

    The office building is about 18,000 square meters and it is wrapped with about 3,000 square meters of solar panels. The roof is angled at 19 degrees in order to maximize sun harvesting, and any excess electricity is fed back into the city’s grid / neighboring facilities. Large batteries also help to help carry the building through the winter months (again, latitude 63.43).

    I wish I had more of the details so that I could see how the numbers pencil. Hard costs, utility costs, office rents, government incentives/disincentives, embodied energy in the batteries, and so on. Because this looks like an extraordinary accomplishment for a city that is remarkably north.

  • Standard elements in non-standard ways

    A few people have now sent me this TED talk by architect Débora Mesa Molina. But I watched it for the first time today. I guess my personal brand is pretty closely associated with architecture and design.

    In it, she talks about her firm’s approach to using overlooked and/or standard building materials in unconventional ways. For example, here, she used stacked precast beams to assemble a house in Madrid (c.2008). The entire structure came together in only 7 days.

    My first reaction is that I like the idea and approach — which is really quite interesting — more than the final designs. I am also curious if there were any cost savings as a result of using “standard” materials. What are your thoughts?

  • Parasitic architecture

    Parasitic architecture sounds like a bad thing because of the connotations, but you could make an argument that it is, in fact, the exact opposite. It is a way to better leverage existing structures and reclaim under-utilized urban spaces. Perhaps additive architecture would be a more appropriate name.

    Here’s one example. WARchitect recently completed this “skyscape apartment” on top of an existing 5 storey apartment building in Bangkok. It’s about 1,600 square feet. And the entire space is organized according to the structural grid of the apartment building below.

    Many/most structural systems have excess capacity because of a built in factor of safety. So for a small addition like this, I’m guessing that they probably just loaded up the existing column grid. It also looks like there were already stairs leading up to the roof of the building.

    Years ago I looked at doing an addition on top of an existing apartment building here in Toronto and it ended up being a lot more complex than I may be making it out to be in this post. Mind you, we were looking at adding on a few floors, which triggered all sorts of issues.

    But now that Toronto is allowing accessory dwelling units along its laneways, is it time that we also look at the rooftops of our existing buildings?

  • Equatorial Brutalism

    Generally speaking, architects are the only people I know who like Brutalist architecture. In fact, architect, professor and author Witold Rybczynski once proposed the following litmus test to determine whether a building is indeed an example of Brutalism: “If people don’t hate it, it can’t be Brutalist.”

    But as I have argued before, sometimes architectural styles take a bit of time to settle in and become fully appreciated. Consider how improbable it would seem to demolish a beautiful old Victorian home today. And yet Toronto, and countless other cities, did this on many occasions. Regent Park, Toronto was once Cabbagetown South.

    Brutalism also took on different sensibilities around the world.

    I love this recent piece in T (NY Times Style Magazine) by Michael Snyder called, “The Unexpectedly Tropical History of Brutalism.” In it he uses the term “Equatorial Brutalism” (a new one for me) and discusses the “surprising apotheosis” of Brutalism in equatorial countries (and in particular Brazil). It is a good follow-up to my recent post on Oscar Niemeyer’s work.

    So here’s an excerpt from Michael’s article. If you don’t already like Brutalism, maybe it’ll get you a little bit closer.

    What these buildings shared, beyond an aesthetic — though they shared that, too, with their radical porousness, their blunt geometric forms and their extensive use of raw concrete — was a commitment to architecture as an instigator of progress. But in the tropics, Brutalism reached an unexpected apotheosis: Infiltrated by lush plants and softened by humidity, buildings that looked cold and imposing against London’s constant drizzle or Boston’s icy slush were transformed into fecund, vital spaces. Concrete surfaces bloomed green with moss. The panels of glass necessary for sealing rooms against the northern chill either disappeared or receded from view, encouraging cross-ventilation while also protecting interior spaces from direct sun. The openness and transparency that the Smithsons had pronounced became a practical reality in these humid environments, both theoretically and literally: Built from inexpensive, readily available materials, equatorial Brutalism was as accessible and functional as it was symbolically potent, resulting in buildings that would define new societies growing around them like vines. Here, Brutalism wasn’t only an architecture that shaped the future or confronted the past — it was an architecture of freedom.

  • A video tour of the Niemeyer apartment building

    In the 1940’s, Juscelino Kubitschek invited Brazilian architect Oscar Niemeyer to design a new planned suburb north of Belo Horizonte called Pampulha. Kubitschek was mayor at the time and Niemeyer was a young modernist architect in his 30’s. This was the start of an important relationship.

    The “Pampulha architectural complex” was completed in 1943 and was widely praised by the international design community. It was included in a 1943 exhibit at the Museum of Modern Art in New York called “Brazil Builds.”

    This was an important exhibition for Brazilian architecture and for modernism in general because it demonstrated that the European principles of modernism were traveling (Brazil was one of the first to adopt), and they were evolving. Brazilian architects, such as Niemeyer and Lúcio Costa, had begun to regionalize it and make it their own.

    A Brazilian style of modernism was emerging.

    By 1956, Niemeyer had become a key figure in the world of modern architecture. At the same time, Juscelino Kubitschek had just become the 21st president of Brazil. Shortly after assuming the position, he would ask Niemeyer to help build a new capital city for the country. This was the birth of Brasilia. Niemeyer designed the buildings. And Costa planned its streets.

    A few years before this, Niemeyer would also return to Belo Horizonte to design the “Niemeyer apartment building” at the Praça da Liberdade in the center of the city (and pictured above). It is quintessentially Niemeyer: curved & feminine. Niemeyer despised right angles. He found them harsh and manmade. Everything that is beautiful in nature — from the mountains of Brazil to the curves of a woman — was, in his view, sinuous.

    But the other thing I really appreciate about it is how its “brise soleils” play with your perception of the building. The building is only 10 storeys. But the sun shades, which some of you may read as balconies, make it look much taller (albeit with some minuscule floor-to-floor heights). The reality is that each floor is made up of 3 breaks. And the overall effect is magical (again, see above photo).

  • The Château Laurier battle in Ottawa

    As I was going through this Twitter thread by Alex Bozikovic on the “Château Laurier battle,” I came across a great line by Robert Wright: “We cannot recreate the past only parody it.” I told him I was going to steal it, but here I am giving him credit.

    The controversy in Ottawa stems from the fact that a number of people believe that a modern addition to the Fairmont Château Laurier (which was constructed between 1909 and 1912) amounts to heresy.

    Instead, the addition should be designed to match the “Château style” that already exists. There should be no change. As Alex put it, “people want Disneyland.”

    We’ve had this very same debate come up on some of our projects, where people — but notably, not the city — have asked us to replicate something that was constructed in the 1800’s using labor and material techniques that no longer exist.

    This is where Robert’s line comes in.

    Architecture is a reflection of the cultural milieu in which it was designed and built, which is one of the reasons why we sometimes preserve old buildings. They communicate to us a particular moment in time.

    The reason architects, designers, and planners so often respond — negatively that is — to Disneyland-type architecture, is that it lacks that same authenticity. It’s only a simulacra.

    It’s for this reason that one of Ontario’s “eight guiding principles in the conservation of built heritage properties” is, in fact, legibility:

    New work should be distinguishable from old. Buildings or structures should be recognized as products of their own time, and new additions should not blur the distinction between old and new.”

    This is not to say that we shouldn’t be respectful of the past. Five of the eight guiding principles include the word “respect” in the title. There should be lots of that.

    But we would be fooling, and cheating, ourselves if we believed we could mimic the past with any justice. We cannot recreate the past only parody it.

  • OMA’s first ground-up project in Manhattan finishes construction

    121 East 22nd — which is OMA’s first ground-up project in Manhattan — recently finished up construction at the corner of E 23rd St and Lexington Ave (the site continues through to E 22nd St, where there is basically a 2nd building). I wrote about the project over two years ago, here.

    The defining feature is its “prismatic corner”, which, I understand from this interview with David Von Spreckelsen (President of Toll Brothers City Living), was largely an outcome of the site’s restrictive zoning. There was a requirement to have constant street walls. That minimized what could be done architecturally on the project’s main elevations.

    The solution is two contextual street walls — the punched windows are designed to match the rhythm of their adjoining buildings — coming together and creating dramatic visual interest only at the point where they intersect. Below is a rolled out elevation from OMA. Note the gradient created by the windows as they converge toward the corner (center in the drawing below).

    The other interesting thing about this project is that it reminded me just how different the built form of Manhattan can be compared to Toronto. In the case of 121 East 22nd, the streetwalls rise 150 feet without any stepbacks. There is then a 10 foot stepback before the building rises another 60 feet — similarly without any additional breaks.

    I love the grandeur.

  • Architect I.M. Pei dies at 102

    Architect I.M. Pei died this week in New York City. He was 102. Being a centenarian is noteworthy enough. He was born in Hong Kong in 1917. I would love to join that club. Imagine how much change he experienced throughout his life. But, of course, Pei was also a celebrated Pritzker Prize winning architect.

    For those of you in Toronto, you can look to Commerce Court West to see an example of his work (Page & Steele was the local architect). Completed in 1972, it was the tallest building in Canada until 1976. But perhaps his most well known project is the Louvre Pyramid in Paris (pictured above).

    In reading some of his obituaries, I was intrigued — but in no way surprised — to learn that the Louvre Pyramid was deeply hated by Parisians at the time it was being proposed and built. Supposedly, for the first few years after completion, Pei couldn’t walk the streets of Paris without people berating him.

    However, if you surveyed Parisians today, I would bet you that the approval rating of the Pyramid would be extremely high. And I would also argue that it has since become one of Paris’ most globally recognizable symbols. (Parisians, please weigh in below in the comments.)

    All of this, once again, suggests to me that we’re often not very good at evaluating the merits of things that are new to us. Pei’s Pyramid, beyond being a new circulation strategy for the broader complex, was a radically different style of architecture.

    Appreciating that sometimes requires a bit of time.

  • Low but dense — a missing middle solution for Toronto’s neighborhoods

    Alex Bozikovic (architecture critic for the Globe and Mail) is one of the most vocal proponents of more housing and more density within Toronto’s low-rise neighborhoods. Last year, he organized an international design competition where he asked firms to come up with innovative, yet sensible, solutions for how this could be done. I’m a little late getting to this, but today I’d like to walk you through this immensely clever solution by Batay-Csorba Architects, called Triplex Duplex.

    The project uses two prototypical, but random, semi-detached lots from the Christie & Bloor area of the city. Each one is 18′ wide x 100′ deep. So your typical long and narrow lots. From the street (see above image), it looks highly contextual. But in plan, you begin to see the 3 main volumes of the project emerge. Here’s a ground floor plan from the architect:

    Each volume is around 2,500 square feet. I presume that includes the basement. If you exclude the basement area and the vertical voids throughout the project, which you’re allowed to do in your calculation of gross floor area in residential zones, I suspect we’d arrive at an FSI (density) number that isn’t that much more than what already exist in these sorts of areas.

    At the front of the house (right side of the above plan) is a set of stairs (and a patio) leading down to the front basement unit and a set of stairs leading up to the main front unit. An inset patio also forms part of this main entrance (image below), which is a great way of adding outdoor space while at the same time maintaining privacy across the units. These strategy is one of my favorite aspects of the project.

    The rear units are similarly accessed at the back of the building. And the two middle units are accessed along the side of the house. All in all, this housing typology has the ability to accommodate up to 6 units: 3 main suites and 3 secondary type suites. By the architect’s own estimate, this could result in 147,000 new housing units across the city if every lot occupied by a semi-detached house were to be redeveloped in this way.

    But I wonder if any consideration was given to the secondary (basement) suites that may already exist in these zones. Because in some cases, and as beautiful as these homes may be, we may only be talking about 2 additional suites. Triplexes are also already allowed in some areas of the city. So does this ultimately achieve its intended goal, which is the creation of more “missing middle” housing in order to ease overall housing pressures? Or do we need to be thinking bigger?

    As a follow-up to this post (subscribe to stay connected), I am going to look at what a development pro forma might look like for a project of this scale. The numbers have a way of answering a lot of questions. That said, kudos to Alex for taking on this initiative and kudos to the design team for a pretty spectacular architectural solution.
