The tallest mass timber residential structure in Toronto

This week, our team toured a new 9-storey mass timber residential building going up at 230 Royal York Road in Toronto. The developers are Windmill Developments and Leader Lane Developments. The construction manager is Oben Build. The mass timber company is Vancouver-based Intelligent City. And when it's completed, it is expected to be the tallest residential building in Toronto. But I suspect it won't hold this title for very long. Building out of wood is destined to become a major part of how we build in this city and country. So here are a bunch of photos from the site walk. I tried to include as many detail shots as possible so that you can all get a sense of how it pieces together.

Project Profile: 1925 Victoria Park Road, Toronto

A recent development proposal at 1925 Victoria Park Road (Toronto) by Well Grounded Real Estate (developer) and Partisans (architect) is noteworthy for a number of reasons:

  • The 12-storey, 168-suite residential mid-rise building is proposed to be built out of mass-timber.

  • It is targeting Toronto Green Standard Tier 4, which is a voluntary, difficult-to-achieve, and expensive sustainability target. It is the equivalent of net-zero and I believe the only projects to date that have achieved this level in the city are public projects.

  • The circulation spaces are exterior single-loaded corridors that face an internal courtyard. This approach is very common in some cities, but almost non-existent in Toronto. Usually because someone will cite our winters as being a problem and because double-loaded corridors are typically the most efficient (rentable area / gross construction area). But the benefits are that you don't need to heat/cool these corridor spaces and you open up the possibility of suites with windows on both ends.

  • The design doesn't generally follow the typical "pyramid-shaped confection" that has come to define Toronto mid-rise buildings, though it does seem to generally conform to the 45 degree angular planes that we love to obsess over. Instead, it is starting to resemble a typical European courtyard building. Good. For some more commentary on this, check out John Lorinc's recent piece in the Globe and the Mail.

This is unquestionably an ambitious project. And ambition is what cities need. So I am pleased to write about it today on the blog. If you'd like to learn more, check out their project website.

Weekend walking tour

I had a friend -- who I know from architecture school -- visiting from Detroit for the weekend, so we did a little building tour on Sunday morning.

This is the elevated (and half-finished) CIBC Square Park that spans over the rail lines leading into Union Station. The benches are beautiful. On the right side of the second photo are also fire pits that are in the process of being setup.

And this is the view looking down Bay Street from the stairs that lead up to the park. We tried to snoop around inside a little but a security guard asked us to leave.

This is T3 Bayside -- a new timber office building going up on the waterfront. Apparently it is the tallest of its kind in North America at the moment. I am also embarrassed to say that I just learned that T3 stands for timber, transit, and technology, and that it is part of a broader office development strategy that Hines is rolling out.

This is Tridel's Aquavista. I'm looking forward to the ground floor spaces getting leased up in this area. All of the ingredients seem to be here for a vibrant waterfront community.

This is the next Aqua-something project. We all assumed that there must be strict umbrella rules in place.

This is Monde by Moshe Safdie & BDP Quadrangle (architects) and Great Gulf (developer). It kind of reminds me of 56 Leonard Street (New York) from this elevation. I guess I'm not used to seeing it from the south side.

Finally, this is Sherbourne Common, which is both a park and an important piece of stormwater infrastructure. It treats stormwater before it gets discharged into Lake Ontario and it also helps to reduce poop from flowing into Lake Ontario as a result of combined sewer overflows.

It's fun being a tourist in your own city. We should all do it more often. It makes you appreciate what you have.
